Ac unit Disaster? Advice For Identifying The Problem
Summer break or vacation should consitute rest, relaxing, and possibly some time off to take a trip. However the summer should not be stressful because you got a bill for fixing your unit that decided to go on the blink. If certain things break down in your system then you may be facing thousands in repair. However most repairs are minor and can be done with a rapid check of a few key areas. What follows are some helpful things to know when checking out your system:
* Coil inspection - Because the coil system in your unit is subject to dust and dirt everyday, you must periodically inspect them. They can form a thick layer of dirt and grime even if you are consistent with changing out air filters every 2-3 months as you should. Be certain to shut the power off to the inside unit before attempting any cleaning or servicing. If the coils are in need of cleaning, be sure to use a cleaner specially made for these coils rather than using any typical household cleaning agent (your local specialist can recommend a good cleaner). Also, you must be aware that cleaning the coils is a dirty job to say the least. Therefore be sure to keep a sufficient supply of old towels or rags handy and a pair of old gloves.
* Improperly insulated rooms - It is a fact that oftentimes some rooms in homes do not cool as well as others, particularly in hot climates. Its possible that the thermostat indicates your desired temperature, but improper insulation in a few rooms has led to insufficient cooling. This situation can often be corrected by adding some additional material where there may be air leaks or inadequate insulation on outside walls. Checking all doorways and window seals for air leakage as these too can be a source of poor cooling. Adding a couple of extra rolls of insulating material in the attic space can make a huge difference in cooling and heating efficiency and many cases. Note that rooms on the second or higher floors require extra insulation as they are typically harder to cool properly.
* Crimped or blocked air ducts- If only one or two rooms suffer from inadequate cooling, check the air ducts supplied to those rooms. Occasionally they can become blocked with dirt, or cotton/fiberglass material and block the flow of air. This may require detaching the duct from the source and blowing air into it. Such as from a squirrel cage fan or a shop vac to see if there is adequate air flow. Other times the blockage may be a crimped duct. Check all air pathways for damage such as holes or crimps.
* Faulty or damaged terminal - Sometimes during your inspection of the air units after a failure to cool, you can have your technician check for freon leaks. Otherwise, listen to the outside unit if the inside unit is blowing well but not cooling. If this is the case then check the terminal at the outside box. Oftentimes simply replacing this terminal can solve to problem instantaneously. If you try this and it still does not work, and the freon is plenty, then may have a bad compressor.
* Compressor gone bad - Sometimes it takes a trained ear to tell if the compressor in the outside unit needs replacing. If it is determined that the compressor is the culprit then ask your technician what the options are. This may mean replacing the whole unit. However most technicianis will tell you that you may be able to get by with a "starter kit" that may last a few months to a few years. Nevertheless, be aware that a "starter kit" is a short term solution.

There should be a panel right in front of the coil that you can remove and gain access to it. Several sheet metal screws is all that holds it in. There may be a cut out around where the refrigerant lines are. That will come off the same way.
Once inside there probably will be another panel to the inside of the coil. Remove it.
Now, use a common house hold cleaner such as 409 and spray the coils down. If you can get a hose with a spray attachment to the coils use that to wash them down. Control your spray so as not to over flow the tray. If you can't get a hose, use a spray bottle with clean water to wash it down.
That should be all there is to it. Put everything back where you found it and install a new filter.
